This policy explains what information Lucas James Property Advisors collects when you use this website, how it is used, and what choices you have. If you have questions, contact lucas@lucasjames.co.uk.
Who we are. Lucas James Property Advisors Ltd, registered in England and Wales (company number 17271469), registered office 71–75 Shelton Street, Covent Garden, London, WC2H 9JQ. We are not authorised or regulated by the Financial Conduct Authority.
Information you provide. When you submit an enquiry or contact form, we receive your name, email address, phone number, and any other details you choose to include. We use this only to respond to your enquiry. We do not sell this data or share it with third parties except where required by law.
CRM data processor: HubSpot. Enquiry submissions are stored in HubSpot (operated by HubSpot, Inc., 25 First Street, Cambridge, MA 02141, USA). When you submit an enquiry form, your name, email address, phone number (if provided), and the content of your enquiry are sent to HubSpot and stored as a contact record. If you submit a further enquiry using the same email address, the new enquiry text is appended to your existing record rather than overwriting it. HubSpot is used solely for customer relationship management and to maintain a record of enquiries received. The lawful basis for this processing is legitimate interest in maintaining an accurate record of enquiries in order to respond to them. HubSpot contact records are retained for the duration of the professional relationship and for seven years thereafter in accordance with standard business record-keeping and UK statutory requirements. Contacts may request deletion at any time by contacting Lucas James Property Advisors directly. HubSpot's privacy policy and data processing terms apply to data held in HubSpot's systems.
Analytics cookies: Google Analytics 4. With your consent, we use Google Analytics 4 (operated by Google LLC) to collect anonymised data about how visitors use this site: pages viewed, session duration, and approximate location (country level). This data is stored by Google and governed by Google's privacy policy. The cookies set are _ga, _ga_XQW462DLJL, _gid, and _gat. Analytics cookies are only set if you accept analytics cookies. You can withdraw consent at any time via the Cookie settings link in the footer.
Analytics cookies: Microsoft Clarity. With your consent, we also use Microsoft Clarity (operated by Microsoft Corporation) to understand how people interact with the site. Clarity records anonymised session replays and heatmaps. Any sensitive form fields (such as name, email, and phone number) are masked and never recorded. The cookies set are _clck and _clsk. Clarity cookies are only set if you accept analytics cookies. Microsoft's privacy policy applies to data processed by Clarity.
Marketing cookies: Meta Pixel. With your consent, we use the Meta Pixel (operated by Meta Platforms Ireland Limited, 4 Grand Canal Square, Dublin 2, Ireland) to measure how visitors interact with this website and to support advertising attribution. The Meta Pixel may be used to understand which pages were viewed, to measure the effectiveness of any advertising campaigns we run, and to create audiences for future advertising. The Pixel is operated under Meta's own privacy policy and data use terms. The cookies set by Meta are _fbp (browser identifier, set for approximately 90 days) and _fbc (click identifier, set when visiting from a Meta ad). The Meta Pixel does not load unless you explicitly accept marketing cookies. We do not send personal information such as your name, email address, or phone number to Meta via the Pixel. Advanced matching is not enabled.
Your choices. When you first visit the site, a banner asks for your consent before any analytics or marketing cookies are set. You can accept all, decline all, or manage your preferences by category. Your choice is stored locally in your browser for up to six months. You can change your preferences at any time using the Cookie settings link in the footer of any page. Withdrawing marketing consent causes the Meta Pixel to be revoked and your browser to reload. This removes any existing _fbp and _fbc cookies. Withdrawing analytics consent removes existing analytics cookies.
Lawful basis. Analytics and marketing cookie processing is based on consent (UK GDPR Article 6(1)(a)). Processing of enquiry data is based on legitimate interests in responding to your request.
Retention. Enquiry data is kept only as long as necessary to handle your enquiry and any follow-up. Analytics and marketing data is retained according to Google's, Microsoft's, and Meta's standard data retention policies.
Your rights. You have the right to access, correct, or request deletion of personal data we hold about you. Contact lucas@lucasjames.co.uk to exercise these rights.
